Renting a Flat: Viewing & Contract Checklist

What to inspect at a viewing, the questions to ask, and the paperwork to check before you sign a tenancy.

A rushed rental decision is expensive to undo. Take this list to every viewing.

At the viewing

  • Check water pressure, run taps and flush toilets.
  • Look for damp, mould and condensation around windows and in cupboards.
  • Test the heating and ask about typical energy bills (check the EPC rating).
  • Check mobile signal and ask about broadband speeds.
  • Note the state of white goods and who is responsible for repairs.

Questions to ask

  • How much is the deposit and which government-approved scheme protects it?
  • What's included in the rent? Any service charge?
  • How much notice is required, and is there a break clause?

Before you sign

Read the full tenancy agreement, get an inventory with photos, and never pay a "holding fee" without a receipt and written terms.
