Renting a Flat: Viewing & Contract Checklist
What to inspect at a viewing, the questions to ask, and the paperwork to check before you sign a tenancy.
A rushed rental decision is expensive to undo. Take this list to every viewing.
At the viewing
- Check water pressure, run taps and flush toilets.
- Look for damp, mould and condensation around windows and in cupboards.
- Test the heating and ask about typical energy bills (check the EPC rating).
- Check mobile signal and ask about broadband speeds.
- Note the state of white goods and who is responsible for repairs.
Questions to ask
- How much is the deposit and which government-approved scheme protects it?
- What's included in the rent? Any service charge?
- How much notice is required, and is there a break clause?
Before you sign
Read the full tenancy agreement, get an inventory with photos, and never pay a "holding fee" without a receipt and written terms.
